### About maintenance on built-in appliances

Two things shorten the life of these appliances in South Florida and neither of them appears on a display: a condenser silting up behind its grille, and door seals that have quietly stopped sealing. A maintenance visit exists to deal with both across the whole kitchen at once, because they drift together and they are cheaper to correct together. What comes out of it is a written state of the kitchen, with figures where something will need doing.

The refrigeration first

Condenser, fan, air path and drain on every cold appliance in the kitchen. In this climate that is the single highest-value hour anybody spends on these machines.

Every door in the run

Seals, hinges and alignment. On integrated cabinetry these drift together and are cheaper to correct together.

Water: filters, valves, lines and drains

Local water is hard and it leaves something behind at every step. Ice makers and dishwashers get the closest look.

Hood filters, blower housing and, where it can be reached, the duct. Airflow lost here does not announce itself.

A written state of the kitchen

What was done, what is fine, what is wearing and what is worth watching — with figures where something will need doing.

### How often is worth doing on this kind of equipment?

Annually for most kitchens here, and twice a year if the house is near the water or the cooking is heavy. Salt air and cooking aerosol load a condenser faster than anything a manual assumes, and hood filters over a grill or a griddle load faster still.

### Does maintenance actually prevent the expensive repairs?

It prevents some of them, honestly. A clean condenser and a fan that turns freely directly extend compressor life, and a compressor is the largest repair on a cold appliance. It will not stop a control board failing. We would rather say which is which than sell it as insurance.
